Earn With Homes exists to solve a simple problem from two directions at once.

On one side, there are hardworking families who want to own a home but can’t qualify for a traditional bank loan. They’re stuck renting, often paying more than a mortgage would cost, with no path to building equity.

On the other side, there are everyday investors looking for a way to earn predictable income from their savings or retirement accounts, backed by something real and tangible.

We connect these two groups through a straightforward model. We acquire affordable homes in working-class neighborhoods, restore them to livable condition, and sell them to qualified families using seller financing. Private lenders fund the acquisitions and receive fixed monthly payments secured by a first-position lien on the property.

The families get a home they can afford. The lenders get structured, secured monthly income. And the neighborhoods get revitalized, one property at a time.

The Properties We Target

We focus on affordable single-family homes, typically priced under $80,000, in Ohio and the Midwest. Many of the properties we acquire have been neglected, overgrown yards, deferred maintenance, absentee owners. They’re the houses that drag a neighborhood down.

We bring them back to livable condition and place owner-occupants who have a genuine stake in maintaining the home. The result is better for the street, better for the neighbors, and better for the families who move in.

We set the monthly payment at or below typical rent in the area and fix the rate for the entire term of the loan. This gives families real stability, and a monthly payment that won’t increase year after year the way rent does.

Daniel Wilson

Dan grew up around real estate. He spent childhood summers building homes with his dad and cleaning rental properties with his grandpa. That early exposure shaped how he thinks about property: as something real, tangible, and meant to serve the people who live in it.

He bought his first rental property in his early twenties while serving in the Air Force. Over 14 years of active duty, he continued building his portfolio on the side, learning through direct experience what works, what doesn’t, and what kind of investing he actually wanted to spend his life doing.

After leaving the military, Dan went full-time into real estate. He’s now been involved in over 100 transactions and owns more than 24 rental properties. But a few years ago, he made a deliberate shift. After seeing too many investors chase speed and take on unnecessary risk, he moved toward a model built around structure and predictability: buying affordable homes, selling them on seller financing, and creating secured notes that produce steady monthly income for everyone involved.

Dan currently runs Earn With Homes from Playa del Carmen, Mexico. Not because he’s on vacation, but because the model is designed to operate on structure rather than physical presence. He focuses on capital relationships, strategy, and building long-term partnerships with the people who lend alongside him.

When he’s not working, he’s usually with his family, exploring the Riviera Maya, or figuring out how to explain real estate concepts on YouTube.

Jon Smith

Co-Founder | Operations & Underwriting

Jon came to real estate from an unlikely background. He spent years as a regional manager for a chain of high-end restaurants, overseeing multiple locations and managing the kind of financial complexity that most people never see behind the scenes of a busy restaurant operation. He got very good at reading numbers, managing people, and running efficient systems. Skills that translated directly to real estate.

Four years ago, Jon made the jump. He started with creative financing deals, then expanded into acquisitions and property management. Today he owns 10 rental units and has been part of more than 70 real estate transactions.

At Earn With Homes, Jon is the boots on the ground. Based in Ohio, he handles property sourcing, deal underwriting, buyer qualification, and day-to-day operations. When a home is acquired, Jon oversees property management, the closing process, and ensures that every deal is set up correctly from the start.

His approach is methodical and data-driven. He underwrites every deal conservatively, and he’s the first person to walk away from a property that doesn’t meet the criteria. That discipline is a big part of why the model works.
